Bougainvillea House is a private, beachfront, air conditioned, villa; located on Great Exuma Island, in the Bahamas, 200 miles south of Miami, Florida. It is a secluded, exclusive, deluxe, waterfront home that is used as a weekly rental property for families, weddings, corporate retreats, and commercial photo shoots. It is also used for day or evening corporate functions for groups as small as 18 or as large as 300. Entertainment, décor, transportation, and destination management is available from various destination management companies (DMC’s).
Bougainvillea House Villa consists of two separate beachfront homes that can be combined together for larger family groups. There is also a separate garden cottage, which is available for additional capacity. Tommy Bahama furniture and linens are featured throughout. The North Villa has four bedrooms and one suite, four and one half baths, an entertainment room, living room, dining room, and kitchen; with a total of 2200 square feet of living space, which can accommodate up to 10 adults. The South Villa has one Master Honeymoon suite and one suite, two and one half baths, living room, dining room, and kitchen; with 1800 square feet of living space, which accommodates up to 4 adults. The Garden Cottage has one bedroom, one suite, and a kitchen and can accommodate 4 adults. The entire property features 6 bedrooms with private baths, as well as 3 suites with shared baths for a total capacity of 18 adults. Additional beachfront rental homes are available within walking distance to the North and South of the Villa, if additional capacity is required.
The outside decks offer an additional 8000 square feet of outdoor living space; which includes an 1800 square foot rooftop “Sky Deck”. The Villa was opened in December of 2003 with a six month contract to provide deluxe accommodation for members of Exclusive Resorts Corporation, based in Denver, Colorado. Functions, events, and weddings have been held on a weekly basis, ever since. The house features a 2000 square foot main deck with seating capacity for 180 guests, outdoor stairways to the mid and upper decks, and two stairways to the beach. There is also a catering area and a stage. In 2004, the property was commercially landscaped to a resort standard, a stone entrance court was added, and the property was repainted.
Events and Functions
Corporate incentive group planners choose Bougainvillea House for several reasons. The exclusive, intimate, private, and personal beachfront experience offers an exciting change of scenery. There are spectacular and romantic, ocean, sunset, and moonrise views on each of the three different deck levels. Various ceremony, reception, dining, and entertainment configurations are possible using the beach, sky deck, and main deck. The property can also be used for less formal corporate functions such as barbecues, picnics, or lobster bakes. There is no curfew at the property, which allows for unrestricted, dining and entertainment programs, including fireworks. Two separate sound systems provide tropical background music on the "Sky Deck" and main deck which adds to the ambience. A lighting system has been installed including low level lighting for the decks as well as floodlights for the beach. The availability of 3 separate kitchens, and 9 separate washrooms for various group sizes. A consistent and proven history of event production and performance has been demonstrated by your hosts. We have a proven relationship of cooperation with our resort, destination Management Company, and planning colleagues. The cost of the venue generally represents less than ten percent (10%) of the overall cost of most programs. Cacique International is a professional Bahamian destination Management Company (DMC) with extensive experience producing programs at Bougainvillea House for various group sizes.
Begin with cocktails on the "Sky Deck" with live music, just in time to watch the sunset, and then the party moves to the main dining deck for either a buffet style or plated dining experience, while live entertainers provide background music for the function. Fire dancers, limbo dancers, Cuban cigar rollers, straw market vendors, and Cuban salsa dancers crank up the adrenalin one notch as the moon rises over the islands to the east. The waves can be heard in the background on the beach just a stone’s throw away, and the gentle ocean breezes cast a spell over the festivities. A surprise arrival of 25 Junkanoo band members in brightly colored costumes, beating a tribal beat on huge bass drums, sends confusion and chaos throughout the party. As the Junkanoo kicks into full gear, a massive commercial fireworks display that has been hidden from the guests; suddenly cranks the heat up beyond the red zone. The experience is beyond memorable and never fails to impress even the most well traveled guests.
Weddings
Over a dozen weddings have been completed at Bougainvillea House. Brides, grooms, and wedding planners are attracted to Bougainvillea House for several reasons. The intimate and private venue ensures that important and personal family moments are shared only with invited guests. Various ceremony, reception, dining, and entertainment configurations are possible using the beach, sky deck and main deck. There are spectacular and romantic, ocean, sunset, and moonrise views visible from each of the three different deck levels. The availability of up to 3 separate kitchens and 9 separate washrooms for various group sizes. There is a consistent and proven history of event production and performance demonstrated by your hosts; and a proven relationship of cooperation with our resort, destination Management Company, and wedding planner colleagues. There is an availability of the Villa for single day functions or use of the house for week long programs.
Rates and Conditions
Weekly rental
$21,000 per week - five bedrooms plus two foldout couches. Sleeps 10-14
$28,000 per week - six bedrooms plus three foldout couches. Sleeps 12-18
$17,500 per week - four bedrooms plus one foldout couch. Sleeps 8-10
If the Garden Cottage or North Villa have not been included in the rental agreement; both will remain unavailable to other clients.

Rental includes airport meet and greet, transfers, gratuities, daily concierge, arrival amenities basket, initial grocery and liquor order for 8-10 adults, car and driver for the week, daily housekeeping, bathroom amenities, espresso machine, mix, bottled water, long distance telephone (to $100), snorkeling equipment, boogie boards, fishing equipment, spear fishing equipment, kayaks, windsurfers, outdoor spa, golf clubs, tennis racquets, satellite TV with all feeds, Sony Blu-Ray TV, Sony Blu-Ray DVD collection and player, wireless internet, XM radio, Sony CD player, and telescope. Cooks and chefs are available upon request for additional fees.

refund and cancellation policy:
A full refund is allowed with a cancellation prior to 180 days of the reservation. A 50% refund is allowed with a cancellation prior to 90 days of the reservation. No refund is allowed with a cancellation less than 90 days from the reservation. In all cases, if we are successful in rebooking a canceled reservation; all funds will be refunded.
Event rental
$6,000 per event – 50 guests or less
$8,000 per event – 50-150 guests
$10,000 per event – 150 to 200 guests
$12,000 per event – 200 guests or more
Noon to midnight, use of beach, all exterior decks at the lower, middle, and upper levels, commercial barbecue, electrical power, washroom facilities, outdoor showers, stage area, and catering areas.
washroom facilities:
Two to four washrooms will be made available during events, depending on the number of guests in attendance. The owner will maintain bathroom facilities during the function, and will provide premium amenities including fresh hand towels and Aveda, L’Occitane, or Fruit & Passion products.
fireworks and bonfires:
Commercial grade fireworks presentations are available and permitted at Bougainvillea House, and can be provided by outside contractors. Bonfires are permitted on the beach.
curfew:
There is no curfew at Bougainvillea House.
tent rentals for rain, wind, or insect conditions:
For additional fees, tents are available for the main deck area, the sky deck, and the entertainment stage. The rental fees allow for removal from storage, crew mobilization, assembly, installation, teardown, and return to storage. A decision can be made on the day of the event for partial removal, depending on weather conditions.
force majeure
In the event of a “Force Majeure”, such as a hurricane, a 100% credit will be applied toward any future booking by the end client, provided that the booking is within 18 months of the canceled booking date. In the case of a hurricane, the decision by the General Manager of the Four Seasons Resort at Emerald Bay to evacuate the guests or staff shall be a clear indication of “Force Majeure”.
fluctuating group numbers
The rental rate will be based upon the estimated number of guests at the time of booking. Should the actual group size fall below the group size rate, no refund will apply. Should the actual group size increase into the next bracket by more than 10%, an additional charge will apply.

If the Garden Cottage or North Villa have not been included in the rental agreement; both will remain unavailable to other clients. Bougainvillea House is available for week long wedding functions. The standard rental fee will apply except that several functions, such as the ceremony, a rehearsal dinner, or a barbecue are permitted with no additional fees. In this case, no food, liquor or car and driver are included. Use of all facilities (including five bedrooms and two studios) for groups of 50 people or less for multiple group dinners, functions, activities, and ceremonies are included in the rental price for a minimum period of 7 days. Additional rental homes are available within walking distance that can accommodate up to 50 more guest. For groups of more than 50 people, additional fees may apply.
